Healthy Homes July Deadline: Are you compliant?

Is your rental property Healthy Homes ready? Hopefully you're all sorted, or well on the way.


Upcoming Deadline


From the 1st July all rental properties must have a Healthy Homes assessment report and an action plan to remedy any non-compliance issues within 90 days of a new, renewed or varied tenancy.


Even if a fixed term tenancy is currently in place, it's important to note that should your tenants request to break their fixed term tenancy, on or after 1st July, any non-compliance issues must be rectified within 90 days of the new tenancy.


Relying on the 90 day grace period is risky, as contractors are already incredibly busy with the high demand from investors to meet the Healthy Homes Standards on heating, insulation, ventilation, moisture ingress, drainage, and draught stopping. Even now, private landlords are struggling with the long wait to schedule contractors to quote the job, for the supplier to then send the items needed (sometimes even being waitlisted for items because demand is so high), and then scheduling the contractor to complete the job itself.


If your current tenancy ends over the busy Summer period, not attending compliance issues until then is equally risky, as demand for contractors will be astronomical with the huge number of last minute landlords rushing to get properties compliant.


We recommend attending to any non-compliance issues as soon as possible.
