How Alert Level 3 Affects Rental Properties

Great news for all! The government has announced Alert Level 3, so we can all begin to get things running again (within restrictions of course). But with this comes many questions. Below we outline the government's clarification in regards to rental properties, so you can confidently move forward with your investment.

Tenant Movement

Tenants can now move into rental properties, a big relief for those who have been stuck in limbo the last four weeks. Moving companies are also available for tenants to use, though social distancing should still be in place. Under Alert Level 3 professional cleaners can be hired to clean rental properties between tenancies, a service we highly recommend.

Property Viewings

In-person viewings for rental properties can take place under Alert Level 3 with some restrictions. Viewings must be appointment only, and only one person in the property at a time. Physical distancing still applies with minimal touching of surfaces. Anything touched should be disinfected (for example, door handles). At Quinovic we are also providing gloves and masks to prospective tenants on arrival if they do not have their own.

If the property is tenanted, landlords will need approval from the tenants and viewings should only occur when the tenants are not on the property. However, to protect tenants and our team we are instead continuing to provide video tours of tenanted properties to prospective tenants.

Property Inspections

Only virtual property inspections (for example, via Zoom or Facetime) are allowed during Alert Level 3.


In Alert Level 4 only emergency maintenance was allowed, now under Alert Level 3 this has been expanded, much to the relief of tenants, owners and tradespeople. Normal maintenance can occur, but only with the approval of the tenant.


Rent should still be paid as normal. The government's 6 month rent freeze will remain in place until late September 2020.
