Rental properties advertised are lowering daily in most Wellington suburbs, but that doesn’t necessarily mean the tenant demand is lowering at the same pace. Numerous tenants are still on the hunt for rental properties, and several landlords who would usually struggle finding tenants for their properties are now holding mass viewings, despite the hectic summer season being over.
Rental property listings advertised on Trade Me continue to decline throughout Wellington. Most notably, Island Bay has decrease by 53%, Newtown by 48%, and Wellington Central by 45% between 5th April 2016 and 5th April 2017.
If you’re about to advertise your property for rent, be wary of mass viewings. Though it may seem time efficient, these viewings can easily get out of hand. One reason being it’s hard to control the number of people who will turn up, especially in the current property market, where property interest is high. Too many people can be a disadvantage not only for security reasons, but also because you won’t be able to sufficiently interview each tenant in person, pro-longing the application process for yourself, as you won’t be able to make a mental note on which applications to consider first after meeting the tenants.
